Project Planning & Timeline
How do I get started with a project?
The first step is reaching out to schedule an initial consultation. We’ll talk through your goals, ideas, and budget to determine if we’re the right fit. From there, we’ll move into design and planning to set your project up for success.
How far in advance should I schedule my build or remodel?
We typically recommend reaching out at least 3–6 months before you’d like work to begin. This allows time for design, selections, permitting, and scheduling within our production calendar. Depending on the size of the project and complexity of the permitting, design process will also determine timing in our schedule.
Can I live in my home during construction?
In some cases, yes—especially for smaller-scale remodels. However, for larger renovations or new builds, it’s often more comfortable (and efficient) for homeowners to live off-site. We’ll discuss this during planning to ensure minimal disruption.
How do you handle project delays?
We work hard to stay on schedule, and our proactive planning minimizes delays. If something unexpected comes up—like weather or a materials issue—we’ll communicate promptly and adjust the timeline transparently.
Budget & Costs
How much will my project cost?
Every project is unique. Once we’ve developed your design and scope of work, we provide a detailed, fixed-cost proposal so you know exactly what to expect. You can reference our Home Remodeling Cost Guide for some general information about building and remodeling in NH as it relates to costs.
What factors can impact the final cost?
Changes in materials, finishes, or scope can affect the budget. We’ll always communicate potential cost impacts before making adjustments so you can make informed decisions. We utilize a change order process to accurately capture any changes during a project and we ask for your approval.
Are there ways to reduce costs without sacrificing quality?
Absolutely. Our team can suggest alternative materials or design approaches that align with your vision while staying mindful of your budget. This is something we discuss in the design phase and can continue to discuss once a proposal has been presented.
How do change orders work?
If you decide to make a change during construction, we’ll provide an updated cost and timeline for your approval before moving forward.
Design & Selections
Can you help me with design inspiration or material choices?
Yes! Our design team can guide you through everything from layout and finishes to fixtures and color palettes. Some clients know exactly what they want and many need a designer to assist with selections and visualization. We highly recommend working with a designer for this entire phase to cut down on change orders during your project.
Do you provide 3D renderings or visualizations?
For many projects, yes. 3D renderings help you visualize the finished space and make confident design decisions before construction begins.
Do I have to source materials myself?
No. You’ll choose your preferred finishes and materials, and we’ll handle the purchasing, ordering, and coordination to ensure everything arrives on time and fits seamlessly into the build schedule.
Permits & Regulations
Who is responsible for permits?
We take care of the permitting process for you. Our team coordinates with your local municipality to secure all required approvals and inspections.
What if my project needs HOA approval?
We’re happy to assist with documentation or drawings your HOA may require and can help you navigate that process smoothly.

FREQUENTLY ASKED QUESTIONS
How long does it take to build a home?
Generally speaking, it can take anywhere from 6-12 months depending on the size and degree of complexity/intricacy. In some cases, with large-scale homes that contain luxury details and amenities, it could take longer.
Can I use some of my own subcontractors /friends to keep the cost down on the project?
No. This can greatly impact the timing and quality of the project. We either do the work ourselves or we work with our vetted and qualified trade subcontractors to complete all of the work on your home or remodel. Many of our trade subcontractors we have worked with for 10 years or more, so we can deliver to you a quality project outcome that we can stand behind while meeting the project schedule that we agreed upon.
Can I do some of the work myself to save money?
No. We either do the work ourselves or we work with our trade subcontractors to complete all of the work on your home or remodel. Many of our trade subcontractors we have worked with for 10 years or more, so we can deliver to you a quality home that we can stand behind and meet the project schedule that we agreed upon.
Do I have to purchase all of my selections in advance of my project or will J.R. Heald Builders take care of that for me?
You take the reins on making design choices that fit your vision as we take care of purchasing, ordering and orchestrating. We ask that you work with our designers to determine what you will be shopping for to complete your project. This may include things like sinks, faucets, tile, flooring, etc.
Your job is to choose materials at one or more vendors that we partner with, but our proposal includes ALL costs for the purchasing, transport and installation of those selections. This means you do not have to worry about orchestrating the timing of ordering and delivery. Allowing us to manage this part of the process also allows the project to flow more seamlessly and collaboratively.
What are the benefits of using spray foam insulation?
No air infiltration in the home from the roof and less work being done by the HVAC helps with potential future maintenance costs. This also helps lower the costs of your monthly utility bill. The other benefit is maneuverability. If you need to get into the attic, you can see where you’re going without stepping through the ceiling or smashing down insulation.
How do I know if my home or home renovations will require a permit?
Generally speaking, if you are changing the original ‘footprint’ of your home or building a brand-new structure, you will need some form of a permit. We encourage homeowners/future homeowners to do some upfront research through their local municipality by navigating to the town/city website or contacting the inspector’s office by phone. This will give you an idea as to what to expect in paperwork, leg work and costs. Regardless of your permitting needs, we are always happy to talk through these needs with you and assist in any way that we can!
What is the benefit of design work during the pre-construction process, even on smaller-scale projects?
A design is part of the overall plan and takes place during the pre-construction process. Without a design, even if just a drawing to identify a different layout within the same footprint, it is difficult to visualize all aspects of your project. It helps us price your project appropriately, allows our team to more seamlessly execute on the project and ultimately leads us to a successful outcome. Our design services include a talented team of designers who can meet the varying and equally important needs of our clients. Depending on the scope of your project, we can include architectural services to ensure that a full structural and interior design plan supports the project goals. The value that architectural and design services add to your final product is immense, and for many it is just what they need to accomplish their vision in a way that includes aesthetics while considering structural and functional necessities.
Is J.R. Heald Builders, LLC a Builder or General Contractor?
We are a building company by trade, but we also act as the General Contractor of your project. This allows us to orchestrate all of the necessary trades to complete your project and ensure all elements in scope are completed to plan and specifications. We believe this provides a less stressful and more collaborative experience for our clients.
What is the difference between a builder and general contractor?
Builder: A builder typically refers to someone who physically constructs the structure. They might be involved in everything from laying the foundation to framing, roofing, and finishing the interior. Builders may be skilled tradespeople themselves, such as carpenters, masons, or electricians, and they often work directly on-site, performing the construction work.
General Contractor (GC): A general contractor is responsible for managing and overseeing the entire construction project. This includes hiring subcontractors (e.g., electricians, plumbers, and framers), procuring materials, ensuring that the project stays on schedule, and adhering to budget constraints. The GC is also the point of contact for the client, architects, and engineers, handling all aspects of the project’s execution.
