Portsmouth Remodel: Progress Update

Portsmouth Remodel: Framing and Structural Work Take Shape

With J.R. Heald Builders working on various projects throughout Durham, Rye, and other surrounding New Hampshire communities, today we’re bringing you an update on our Portsmouth remodel. Framing and structural work are well underway, and the home’s transformation is becoming easier to see both inside and out.

This Portsmouth remodel was designed in collaboration Shannon Alther, Principle Architect at TMS Architects. Project photography was provided by Heidi Cooper.

A Major Exterior Transformation

From the aerial views, it’s clear this home remodel involves substantial structural changes and additions. The exterior massing is now in place, windows and doors are installed in several areas, and the new sections of the home are beginning to feel fully integrated with the existing structure.

At this point in the project, the house is no longer just a construction site. It is starting to read as a finished design coming to life.

The Home Takes Shape From Above

One of the most striking parts of this update is the exterior progress. The drone photos show how the home sits within its beautiful Portsmouth setting, with the surrounding water and neighborhood giving context to the project.

These wide views help show just how much work has been accomplished so far. The new addition, updated rooflines, and expanded footprint are all clearly visible, and the structure now has a strong presence on the property.

Take a look at how this home looked like before we started the remodeling process.

Interior Framing Defines the New Layout

Inside the home, the framing work tells the real story of progress. Walls, room divisions, ceiling framing, and circulation paths are now clearly established.

In several of the interior photos, you can see how the future living areas are opening up, while other spaces are taking on more definition as rooms and support walls are framed in. The staircase framing is also an important milestone, helping connect the different levels and making the overall layout easier to understand.

Rough-In Work Moves Forward

This phase of the Portsmouth remodel also shows major advancement in the rough structural and systems work. The photos reveal electrical runs, plumbing lines, and HVAC routing being coordinated throughout the framed spaces.

That kind of progress is significant because it means the project is moving past the early shell stage and deeper into the build process. These behind-the-walls systems may not be the most visible part of a finished home, but they are a critical part of building a remodel that functions well for years to come.

More Light, Openness, and Connection

Several of the interior images highlight the scale and openness of the remodeled spaces. Large window openings and newly installed glass bring in natural light, while the expanded framed areas suggest generous living zones and improved flow from room to room.

Even at this unfinished stage, you can already get a sense of how bright and connected the finished home will feel.

Progress Across Multiple Levels

Another important part of this update is the progress in the upper-level and secondary spaces. The framed rooms, roof structure, and sloped ceiling areas show that the project is developing in every direction, not just on the main level.

These photos also help show the complexity of the remodel and the amount of coordination involved in bringing an older home together with substantial new work.

What Comes Next?

Overall, this stage of the Portsmouth Remodel represents a major step forward. The structure is in place, the layout is clearly defined, and the interior systems are beginning to come together.

With framing and structural work progressing this well, the Portsmouth remodel is moving steadily toward the next phases of construction. We’re looking forward to sharing the next update as the home continues to evolve.
